We keep saying we need to build more homes — but who are we actually building them for? Yes, there’s a big push to hit the 300,000 homes-a-year target. It’s ambitious, and on paper, exactly what the market needs. But here’s the issue no one wants to talk about: Even if we build enough homes, far too many people still won’t be able to afford them. Some quick facts: ▪️ Average UK salary: ~£37,500 ▪️ Average first-time buyer home: ~£300,000 ▪️ 40% of buyers now rely on family help That’s an 8× price-to-income ratio. And despite schemes like Shared Ownership and First Homes, for many people—especially younger buyers—it still feels completely out of reach. We’re at a point where affordability, not supply, is the real bottleneck. More homes are being built, which is good. But if they’re not accessible to the people who actually need them, demand will continue to fall short. And we risk pricing an entire generation out of ownership for good.
